These are some things to remember when staging your home. They are mostly simple, practical tips, but you’d be surprised by the difference they can make if you haven’t already used them.

  • Declutter, declutter, declutterTake everything out of the house that is not absolutely necessary. For example, the living room should have some basic furniture, a few nicely placed pictures/wall hangings and that’s about it. The same thing applies for bedrooms. The kitchen counter should have absolutely nothing on it. No spices, spatula containers, plants, etc. A knife block is probably fine, but other than that, put everything else in the cupboards. When a buyer walks in to your kitchen, they typically want to see a clean, spacious counter top. If you don’t have much storage room, renting a small storage unit for a few months while your house is on the market might be a really good idea. The whole point is to provide a potential buyer the ability to feel comfortable and at ease in your house. If there are a whole lot of other items distracting them, they won’t be able to feel comfortable in your home. Think about how nice it feels to walk into a hotel room when your traveling. That’s similar to the way you would want to decorate your home.
  • Remove personal items Take down all of your family photos and other personal items. Potential buyers don’t want to feel like they’re invading someone else’s space. This is after all going to become their home and the easier you can make it for them to envision, the better your chances of making a sale.
  • Keep the front-yard clean This should be simple. Mow the grass. Keep the sidewalk edged. Keep the trash cans and bags of leaves inside the garage or behind the house. Take down any yard ornaments, pink flamingos, or playground equipment. Your curb appeal is the first impression a buyer will have of your home.
